A LUXURY VINEYARD ESTATE IN SAINT HELENA

Once in a lifetime a property comes available that is like no other. This property is a winery estate on the Napa Valley floor between St. Helena and Calistoga. 14 acres of prime Napa Valley soil, with 10 acres of vineyards, Napa River frontage, private lane access, towering valley oaks and views, that can only be described as stunning, of the bordering hills both east and west.

Eight acres are Cabernet Sauvignon vines, and the remaining two acres consist of Cabernet Franc and Petite Sirah. Additionally, the vineyard employs a unique planting style in which vines are grown closely together, forcing each plant to produce only a small amount of fruit of the highest quality possible. This winery had its first harvest in the fall of 2002 and has been producing exceptional wine with each new vintage.

The business is extremely profitable and can be made more so with easily increasing production. The 12,000 gallon permit per year for production is not even coming close to being fully realized. The family is happy to produce half of that amount, and stay profitable in the short term.

Next comes the estate, which was designed by Sandy Walker, with landscape design by Jack Chandler. Five bedrooms and six bathrooms, gourmet kitchen, formal dining room, conservatory, library, living room, family room and elevator which services three stories. The exterior has pool and spa, bocce court olive and fruit trees, expansive lawns for entertaining and winery events. 

The systems include two wells, one producing 900 GPM. Two septic systems, one for the house, and one approved for the winery waste treatment. Frost control for the vineyard, a crush pad for wine production and a cellar under the estate for barrel storage, temperature controlled case storage and two tasting rooms.

The entire property is bonded, with event and tasting room permits in place. When looking at wineries on Napa, the most important features would be water, permits and soil. 

The sale includes the brand, the inventory and equipment, making this one of the easiest transfers one can have. An existing estate, with a winery and label that is already established. A discriminating buyer can name the winery whatever they choose once transferred, live in the house as a permanent, or part time residence, and grow the winery and vineyards into anything they dream possible.
